Dilapidations

It will be the responsibility of most tenants to take care of the dilapidations when leaving their current office space.  Dilapidations is the term given to returning a property to its original state including making good any alterations that were made during the tenant’s occupation of the premises. This could be anything from removing partitions and/or signage to repairing any damage that may have occurred during tenancy. 

 

 

Claims for dilapidations can be substantial so it’s important that both tenant and landlord agree to the details prior to a lease being signed. The schedule of works should highlight what repairs the tenant is liable for during their tenancy and also what condition the landlord expects the property to be in when the tenancy comes to an end.
